Building a new home can feel like an overwhelming process — especially if it's your first time. But here's what most people discover once they get started: when you break it down into clear stages, it's actually an exciting journey. Each milestone brings you closer to moving into a home that was built specifically for you. Here's a straightforward walkthrough of what to expect from start to finish when you build with Eastland Homes in Amarillo, Texas.

Stage 1: Choosing Your Lot and Floor Plan

Every new home starts with two foundational decisions: where it will be built and what it will look like. Your lot choice sets the stage for everything — the orientation of the home, the size of the yard, the neighborhood, and the surrounding community. In Amarillo and the Texas Panhandle, there are options that range from established neighborhoods to growing new communities.

Once you've selected your lot, you'll work with your builder to choose a floor plan that fits your family's lifestyle. Think about how you actually use your home day-to-day. Do you need a dedicated home office? An open kitchen for entertaining? A split bedroom layout for privacy? This is your chance to build a home that works for your real life, not just what looks good on paper.

Stage 2: Permits and Pre-Construction

Before a single shovel hits the ground, your builder handles the permitting process with the city of Amarillo. This involves submitting construction plans, getting approvals, and scheduling required inspections at various stages of the build. It sounds administrative — and it is — but it's also what ensures your home is built to code and protects your investment long-term.

This is also the stage where you'll finalize your selections for features and finishes. Paint colors, flooring, countertops, fixtures — locking these in early keeps the project on schedule and prevents costly change orders down the road. Your builder should guide you through a structured selection process to make this manageable.

Stage 3: Foundation and Framing

This is when the build truly begins. The foundation is poured — typically a concrete slab for homes in Amarillo — and once it cures, the framing crew gets to work. Framing is one of the most visually dramatic stages of construction. Almost overnight, your floor plan transforms from a drawing into a three-dimensional structure you can actually walk through.

Most builders will invite you for a framing walkthrough at this stage. Take them up on it. Walking through the framed structure gives you a real sense of the room sizes, window placements, and flow of the home in a way that blueprints simply can't convey.

Stage 4: Plumbing, Electrical, and HVAC

Once the frame is up, the mechanical systems go in: plumbing rough-in, electrical wiring, and HVAC ductwork. These are the systems that make a home livable, and getting them right is critical. Each requires inspections before the walls are closed up, ensuring everything is properly installed and meets local building codes.

In Amarillo, HVAC sizing matters a great deal given the extreme temperature swings between summer and winter in the Texas Panhandle. A good builder will ensure your system is correctly sized for your square footage, keeping your home comfortable year-round and your utility bills manageable.

Stage 5: Interior Finishes and Walkthrough

This is the stage where the home really starts to look like a home. Drywall goes up, paint goes on, flooring is installed, cabinets are set, countertops are placed, and fixtures are hung. The selections you made in pre-construction start coming to life, and it's deeply satisfying to see your choices take shape.

Near the end of this stage, your builder will schedule a pre-closing walkthrough — sometimes called a blue tape walkthrough. You'll go room by room with your builder to identify any items that need touch-ups or corrections before closing. Don't rush this appointment. Take your time, bring a list of questions, and know that your builder is there to make sure everything is right.

Stage 6: Final Inspection and Move-In Day

Before you get the keys, the city performs a final inspection to certify that the home is safe and built to code. Your builder will also do their own final walkthrough to ensure all punch list items have been addressed. Once everything passes, the closing process begins — and then it's yours.

Move-in day is exactly what it sounds like: one of the best days of your life. Walking into a brand-new home that was built specifically for your family, in a neighborhood you chose, is genuinely hard to describe. It makes every step of the process worth it.
